| Folks,
if you have plots then build a small room and rent it for 100-200 ruppes or give for free rent.
You will get electricity and water bill on your name and your plot is safe.. after a year take a mortogage loan on this small house and your documents are with banks and ur house is safe and if u want u can invest mortogage loan amount on plot or shares..
See hyderabad is also globalised and soon its going to be one of the fastest growing city in the world..
One might take 50 years to become a star and one might take just one or 2 years to become super star.. this is true.. so hyd is one of the mega star which is booming in the world. so donot ever compare hyd with any slow going city.. its just booming and lets encouage and it should be on top most city in the world.. we shoud encouage it.
I donot agree that booming is not much.. A good star can become star overnight.. and hyd took more than 10-12 years and still land rates are cheaper than mumbai, banglore and delhi..
I'm expecting that land rates should overtake in next 5-10 years all major cities in India..
I want to see the tallest tower.. the best trains , the best airport , the best people and the MEGA Hyderabad.. what used to be 400 years ago.. with dimonds and all.. we are really prestigous for the world and never ever creitise on the growth..
if you really want to live in hyd then just buy it and it u want to buy for the sake of making money. then think and buy either in mumbai, agra, rajasthan or some desert..
Cheers

Not only plots dont buy any thing in the Hyderabad without conformation that whether it is genuine or not. Some people can sell us also without our notice. I got bitter experience bcoz I have one plot in Hyd. The same plot has been sold out several people.
Be careful...................Don’t invest your hard earning money just like dreams.
Posted by: Mr. Srinivasa Chandrasekhar Dokka At: 15, May 2006 7:16:19 PM IST Now everybody is looking into IT development in HYD and planning to invest more from USA or some other places. Just think again while you are investing whether is worth or not.
I always recommend to invest in developing areas rather than much hyped areas.

what you have posted now is entirely contradicting with ur earlier posting.......if u feel NRI's are responsible for property hike in Hyderabad then why blame the Real Estate brokers..of course thats their profession ... so balme NRI's then as you are closer to the so called real NRI world...
NRI's are not doing this for the sake of the country but surely to get more money they are pumping the monies......so criticize them who are responsible for a hike and not the real estate brokers, they follow the market trend.
Posted by: Mr. Srinivas N Chowdary At: 6, Mar 2006 4:27:28 PM IST I'm a Hyderabadi too. Having seen the real estate world closely I would rather stick to my original article. I don't agree with the comments that NRI's are not responsible for the current boom in real estate prizes but at the same time I'm not saying that NRI's are buying each and every plot in Hyderabad. Hyderabad is growing, no one can deny that, the real estate market is also cheap when compared to many other cities, these things obviously attract the investors across the world. I’ve seen people who doesn't know much about Hyderabad are now investing in the city just buoyed by the growth factor. What I'm saying here is, to some extent NRI's are responsible.
By definition anyone who stayed for more than 6 months abroad can be called as an NRI, but these are not the people that we are discussing about. Saving 20k at the end of the year and converting it to Indian rupees probably may not reflect the NRI's who are investing now. For me it’s just shows that many haven't seen the real NRI world yet. Fortunately, I’ve witnessed something close to that, I was on vacation to India and went to the recent auctions conducted by HUDA, there I saw many of the relatives belonging to NRI's, carrying mobiles and directly talking to their counterparts in abroad and updating them with the current bids. It just reminded me like a share bazar. I met one parent who's son is living in US from past 14 years, he said, he has come to the auction with an investment option of 5 Crores and he wants to buy as many plots as he can. And not surprisingly he was the highest bidder for three plots on that day(those prizes went on to become a record and came in the next day new papers). I mean these are the real NRI's whom I was talking about. No doubt that many people in India are much richer than many NRI's at abroad but unless the money starts flowing from outside, the markets will appear stagnated for ever. You don't always try to sell the properties to your neighbors or your relatives. Try this simple test, if you got a plot in & around Hyderabad and want to make some money out of it, put it for sale on any of the web sites, the number of responses would definitely show you the market trend (But do remember that this is besides the fact that not many in India would look into web sites to buy a property, websites are major tools for NRI's, but I'm just talking about the amount of responses here). It's the same thing that what we have witnessed in the Indian share market. The share market is now been dictated by the Foreign investers(one of the major factors at least). I don't advice on anything because my comments or one article on this forum would make any difference to the mindset of people. As far as I'm concerned, I feel that these transactions are neither helping government nor any other cause. It may appear like nothing wrong with what everybody is doing right now, but everybody should realize that a common person would be on the receiving end always…and unfortunately we can’t do anything about it!!!!

Posted by: Narasimha Reddy Gongi At: 6, Mar 2006 6:25:53 AM IST NO i dont agree with the expressions you people expressed here... i have close ties with Hyderabad even though i live out of India..... and one cant generalise a single person's experience as facts of the place..in any business this is common as it all depends on the negotiating power. And as most of NRI's talk so big n they think they are defferent from the resident indians, these things will happen to them. (we all know what is the reality of the NRI's)
The place has got potential and the hike is the real one... but still when u compare the prices with other cities in India it is still cheap at Hyderabad.
Hey common guys dont talk about NRI monies .. local residents have more money than any NRI ... we just convert the currency and feel happy but the real money is with resident Indians and not NRI's.
so u all mean to say that the latest sale of land in J hills area at a price of 150,000 INr per sq.yard is a hype created by the GOVT in the said auction ?????????? dfntly not...all over the world the property prices has gone up and we cant presume that still we should get land at Hyderabad for 100 rupees per sq yard.......
Posted by: Mr. Srinivas N Chowdary At: 5, Mar 2006 5:46:59 PM IST Thank you for sharing this information. It is true that prices jump up the sky when an NRI gets into dealings. May be some time in the past, NRI's didn't care?!! I don't know. I have known quite a few NRI's who gave an impression that money doesn't matter. It sometimes is sickenning to see such people.
Again, thanks for sharing your experinece with these so called Real estate agents.
